The Carol Residence, completed in 2020 and built by Green Tech Construction, is a thoughtfully designed single-family home tailored for first-time homebuyers. Located in American Fork, Utah, this 2,900-square-foot residence offers a perfect blend of simplicity and functionality. The design focuses on maximizing space and natural light within a tight budget, providing an ideal starting point for homeowners entering the market.

Layout/Structural Changes:
- Regarding the layout and structure, the main floor includes three bedrooms and two-and-a-half bathrooms, all conveniently located for easy access. Moreover, the open-concept living area blends the kitchen, dining, and living spaces into a cohesive environment that feels both spacious and interconnected. Beneath the front porch, the designers incorporated a clever cold storage solution, providing additional utility.
Design & Implementation:
- As for materials and finishes, Luxury Vinyl Plank (LVP) flooring was selected throughout the main areas for its durability and cost-efficiency. Additionally, energy-efficient windows ensure ample daylight while simultaneously helping to reduce utility costs.
Key Elements:
- Importantly, the inclusion of a two-car garage offers practical parking and storage benefits. At the same time, the deliberate window placement increases the home’s brightness, reducing reliance on artificial lighting. Altogether, this budget-conscious design showcases essential features and finishes that deliver both quality and affordability.

- Admittedly, meeting the clients’ desires while staying within a tight budget posed a challenge. Thus, the design team prioritized high-value yet cost-effective elements that would not compromise aesthetics or functionality. Moreover, recognizing that elaborate customizations were not feasible, the plan emphasized a strong foundational design that future enhancements could build upon.
